RiverWoods Exeter is currenlty hiring for a Full Time Maintenance Supervisor for our Ridge Campus

 

Under the direct supervision of the Facilities Director, within established company and departmental policies and procedures, the Maintenance Supervisor supervises day to day operations of the maintenance and security departments to ensure a smooth operation of all building infrastructure systems, safety, and security.

Responsibilities

Primary Responsibility:

  • Provides quality customer service with a positive attitude and commitment to teamwork while meeting the needs of residents, staff and visitors.  Supports all aspects of the RiverWoods community.
  • Supervise maintenance/security personnel through prep work, assignments, and task schedules. Instills a sense of urgency and comradery in staff to perform work in a timely and efficient manner.
  • Must have strong leadership skills and the ability to delegate effectively while providing professional oversight of assigned team.
  • Monitor, coordinate, and participate in shift schedules to ensure 24-hour coverage for designated campuses. Must be able to respond to major emergency situations within 2 hours of notification when off-site.
  • Assist in oversight of payroll for hourly maintenance and security personnel.
  • Oversight of department work order system (experience using a CMMS preferred)
  • Oversight of preventive maintenance program & utilization of Microsoft Teams, WorxHub, BuilderTrend and ADP for scheduling and PM’s.
  • Maintains building regulatory code requirements to include but not limited to inspection, testing and maintenance of life safety systems; participation in drills, training and responsible for accurate filing of necessary documentation. SDS; OSHA; Life Safety. Must have a strong understanding of Life Safety and CMS requirements and regulations.
  • Respond to all emergencies including medical alert calls.
  • Administer established safety policies and provide training for department at appropriate intervals.
  • Develop and maintain maintenance/security department standard operational policies and procedures. Prepare, document, and track scope of work and duties for 1st, 2nd ,& 3rd  shifts.
  • Participate in apartment refurbs as deemed necessary by the Facilities Manager and/or the Refurbishment Project Manager.
  • Scheduling, bidding, scope budgeting and overseeing multiple vendors and contractors as necessary in response to project requirements within the building. All projects will be assigned by Facilities Manager and/or Director of Facilities.
  • Promote and assist Shared Services throughout all of the buildings and departments of RiverWoods Exeter.
  • Oversight of maintenance and security purchases, expense budgets and quarterly inventories.
  • Coordinate and participate in snow removal operations.
  • Follow Hazard Communication Policies and Procedures to include but not limited to Lock Out/Tag Out and the Globally Harmonized System.
  • Other duties as assigned by the Facilities Manager and/or Director of Facilities.

 

Supervisory Responsibility:

  • Communicate continually and directly with staff, departments, residents, and outside parties throughout designated Campus
  • Work in conjunction and harmony with other Maintenance Operations Supervisors to organize and schedule and accomplish work and tasks throughout RiverWoods Exeter as needed.
  • Provide superlative customer service for all aspects of facilities and operations to all departments, staff, and residents. 
  • Continually listen and learn residents’ and departmental needs, expectations, and requirements.
  • Provide positive and proactive engagement to all staff, residents, and outside parties.
  • Directly supervises all campus Maintenance and Security personnel.
  • Carry out supervisory responsibilities in accordance with RiverWoods business policies and applicable laws.
  • Responsibilities include interviewing, hiring, training employees; assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Attend staff/resident/department/inspection/committee meetings, presentations and discussions.
  • Attend project meetings with staff, residents, outside vendors, and business partners.

 

Qualifications

  • Duties require high school diploma or equivalent and 2-Year trade certificate or equivalent years of service in industry.
  • Strong Familiarity with PC and Mac computers and electronic devices is required; Strong computer skills must include MS Office (Word/Excel/Outlook), experience with accounting software and other CMMS programs; IPad/tablet; Smart Phone; 2-Way radios preferred
  • Facilities Certification is preferred, however it is not required.
  • 3-5 years’ experience at a supervisory level is necessary.
  • Multi-site facilities or multi-crew/departmental building supervisory experience is necessary.
  • OSHA/SDS/FEMA experience preferred.
  • NFPA 101, CMS, and IBC & IECC experience preferred.
